Project Summary

  • Florida Keys Resort is an exciting new master development by Index Investment Group, our mission is to create ‘The New’ destination resort consisting of a 150 key luxury boutique hotel with marina, beach and spa. Development opportunities exist for workforce housing, entertainment complex, clubhouse, 18 hole golf course and 8 workforce housing units. The property will feature an 18-hole golf course, four tennis courts, Aquagolf™ range, clubhouse, Marina and watersports activities, with plenty of space for additional development in the “Heart of the Florida Keys.”

  • Index has chosen the City of Marathon to unveil what will be our fifth Keys project. Our experience in the Keys supports the decision to expand in the middle Keys, proven by the rapid growth in popularity as witnessed by the rising rents in our local rental developments as well the rates received by other local hotels.

  • Marathon consistently gets high national and international tourist traffic throughout the year and is popular among Florida residents. Since its incorporation in 1999, the City of Marathon has invested over $150,000,000 in infrastructure projects and marketing to support its development as a eco-based, family friendly destination. As a result, there is currently significant new development and redevelopment planned and under way.

  • The occupancy rates for both hotel and rentals in the Keys strongly support our decision to invest in the Keys. Our focus groups have also revealed that there is an inherent need for a high quality public golf course and resort with fun amenities and entertainment opportunities.

  • We plan to capitalize on the increasing traffic to the middle Keys and future opening of the Marathon airport terminal for commercial air travel. The resort is less than two miles from the airport making it a convenient destination for private and commercial travelers.



 

THE RESORT

The proposed subject property will be an upscale boutique-style hotel that will operate as an independent resort. The Property renamed Florida Keys Resort is currently operated as an 9-hole golf club and is approved to be a full service hotel consisting of 150 suites with beach and marina. The property will offer a three-meal restaurant and bar services, roughly 2,000 square feet of meeting facilities, outdoor pool, fitness center, lobby, outdoor tiki poolside bar, tennis courts, sundry store, a 10,000 square foot golf/tennis clubhouse and a typical complement of back-of-the-house facilities. Furthermore, the guests will have access to the adjacent upgraded and renovated 18-hole golf course and the 54-slip marina. 

Plans for the hotel call for a three story building with parking for 98+ vehicles on the ground floor, 43 guest-rooms on the first floor and 52 guest-rooms on the  second floor. The dining area will include a bistro bar, a lobby lounge poolside food and beverage service. Additionally, there will be interconnected walkways throughout the property that will connect to each community within the resort.

 

The majority of land on the site is dedicated to a 106.19-acre golf course use, while 11.7 acres will be dedicated to hotel and 1.4 acres to workforce housing uses.

 

 
  • Since the recession, the Keys has experienced a resurgence of tourists, with over 2.9 million annual visitors choosing the Keys as their vacation destination

  • The Marathon City airport currently only receives private air travel but plans in to include commercial operations as the infrastructure has been upgraded to support major carriers

  • Marathon is widely known to have superior beaches to Key West as they are white sand as opposed to rock

  • Strategic position in the Keys, only 50 miles from Key West and 113 miles from Miami Airport
